Fairmont Windsor Park

Fairmont Windsor Park sits on the edge of historic Windsor Great Park, surrounded by 40 acres of landscaped grounds and within an hour of London. Combining heritage architecture with contemporary luxury, the hotel offers 200 guest rooms and suites, seven restaurants and bars, a 2,500m² Spa and Wellness Centre, 16 meeting rooms, and an 800m² pillar-free ballroom accommodating up to 700 guests.

Eaton Square was appointed to design, manufacture, and install a complete collection of bespoke Axminster carpets throughout the hotel, requiring ten individually designed patterns delivered across every guest and public space.

The Brief

The interior vision for Fairmont Windsor Park called for spaces that balanced timeless elegance with contemporary luxury. Flooring was central to achieving this, providing warmth, texture, and visual richness throughout, complementing natural stone surfaces, bespoke joinery, fine furnishings, and carefully curated lighting schemes.

Each area required its own distinct character while remaining part of a cohesive design language across the entire property. And beyond aesthetics, the carpeting had to perform, meeting the exacting durability standards of a five-star hotel in continuous operation.

Our Approach

Working closely with the wider design and project teams, Eaton Square developed a completely bespoke Axminster carpet collection created exclusively for Fairmont Windsor Park.

Axminster was specified for its unrivalled design flexibility. From colour and pattern to yarn quality and loom width, every element is fully customisable, making it the ideal choice for a project of this complexity and ambition. Its pre-dyed yarn system colours the full length of each strand rather than the surface alone, delivering lasting richness and colour clarity that holds up under heavy use over time. The weave structure also allows far greater pattern definition than broadloom alternatives, enabling the detailed florals, geometric borders, and abstract motifs created for different areas of the hotel.

Eaton Square's minimum order of just 120m², alongside three staggered price points developed to suit a range of project budgets, gave the project team the flexibility to specify different designs for each space without compromising on quality or timeline.

Over 7,000 metres of bespoke carpet was designed, manufactured, and installed across the hotel, covering 200 guest rooms and suites, seven restaurants and bars, a 2,500m² Spa and Wellness Centre, 16 meeting rooms, and an 800m² pillar-free ballroom with a capacity of 700 guests.

Fairmont Windsor Park is one of the most prestigious and ambitious projects Eaton Square has undertaken. From initial design through manufacturing to final installation, the project spanned more than 24 months, a reflection of both the scale of the undertaking and the level of craft involved.

The finished interiors demonstrate how bespoke flooring can become an integral part of a hotel's character, adding warmth, elegance, and a sense of place to every guest experience, from the tranquil retreat of the spa and the intimacy of the Library Bar to the grandeur of the ballroom and the comfort of the guest suites.
